General Contracting

Upon completion of a full set of construction documents, CHA Construction provides a comprehensive estimate based upon the completed drawings. This is the traditional, time-tested delivery method in which design and construction are handled sequentially.

CHA manages all subcontractors, procurement, and on-site construction activities — delivering a completed project in full accordance with the architect's construction documents and the owner's specifications.

Important Trade-Offs

No Design-Phase Cost Control

The disadvantage of General Contracting is that costs are based on finished documents. There is no opportunity to shape or control the value of the project during design — if costs exceed budget, redesign is required.

Redesign Delays

If the completed construction documents produce bids over budget, the design must be revised and re-bid — adding weeks or months to the overall project schedule.

Sequential Schedule

Design must be fully completed before construction can begin. This sequential approach typically results in a longer overall project timeline compared to Design Build or CM.

Upon owner acceptance of the bid and contract execution, CHA mobilizes for construction immediately.

Construction Execution

Full-time supervision, weekly owner meetings, and transparent schedule reporting throughout the build phase.

Final Closeout

Punch list completion, certificate of occupancy, warranty documentation, and full project turnover to the owner.

CHA's Recommendation

If you already have complete construction documents and are ready to bid, General Contracting is a straightforward path. However, if you're earlier in the process, we strongly recommend exploring Design Build or Construction Management — both of which give CHA the opportunity to control costs and deliver better value from the outset.
